What To Do If Your House Will Not Sell


There are times when everyone will need to sell their property in a hurry. This does not mean that it will be for what are seen as the usual reasons; it could be anything from retirement to the decision to emigrate due to a fantastic job offer in another country.

Whatever the reasons are for wanting to sell your home, selling can be a tough job, especially in the current economic climate.

If you’re struggling to sell your house, don’t despair, there are things that you can do to ensure that your home is sold.

Have the Property Properly Valued:

One of the main reasons why houses don’t sell is because the price tag is far over the actual market value.

What you have to remember is that even though you may have paid a lot for your house the global economic downturn has meant that the value of property has decreased – substantially.

Consider Alternatives to Estate Agents:

While estate agents are the first port of call for many buyers and sellers in the property market they are not necessarily the best option if you would like to sell your house as quickly as possible.

Unfortunately sell and rent back is no longer available so you need to resign yourself to moving.

Think about it, an estate agent will probably bring a potential buyer who needs to either sell their current and then refinance or get clearance for the mortgage before the sale can go through and while in most cases it is smooth sailing, things can go wrong as life can be unpredictable.

Update the Décor:

Also, when it comes to updated décor, think clean lines and colours. Neutrals work best as they give potential buyers the opportunity to visualize the house as their own while walking through.

Promote on your Own:

Even though your estate agent could be doing a fantastic job it doesn’t hurt to go the extra mile and advertise your house more.

Get creative and look at putting ads in places like trade magazines and interest specific forums.

Pay Attention to Photos:

The pictures you upload online and in various trade magazines can make or break the sale of your home. It’s the first thing potential buyers see when cruising through property sites and if you have bad photos they won’t even bother contacting you, no matter how wonderful the house is.

Focus on photos that place an emphasis on the rooms and their best points rather than every little nook and cranny.

While it is important to depict the property inside and out, there is no need to go overboard.

If a buyer is interested he or she can always come and view the property before making a final decision. Rather focus on enticing potential buyers online, it is advertising after all.

If you aren’t sure about how to do this, hire a photographer who will be able to showcase the house in its best light.

Hold an Open House During the Week:

Most open or show houses are held over the weekend meaning that there is a lot of competition, especially if you live in a small community. Rather try and have it during the week one evening.

Stay out of the house and add things like fresh flowers to make your house seem more welcoming.

Brewing a pot of coffee (even if you don’t drink it) has also been known to do wonders as it makes the house feel welcoming.

Some agents also suggest leaving snacks like nuts and crisps around.

Think of things that won’t go stale but will make potential buyers feel at home.
